- IS A NEW MOBILE HOME A GOOD VALUE?
Absolutely. When it comes to price per square foot, mobile homes are the best value of any new home options. These are not the “trailers” that you’ve heard about in the past. A new manufactured home is energy efficient, built with high quality materials, and is a great value in today’s housing market.
- WHAT SIZE HOME DO I NEED?
Manufactured Homes come in all sizes. There are park model homes that are less than 400 square feet, and there are large, spacious multi section homes that are over 2000 feet. You need to anticipate what size home you’ll need based on your family size, age, and how long you plan to live in this new mobile home. New mobile homes are built to last a LONG time, so don’t buy just what you’ll need now. Think about what you’ll need 10 years from now.
- DO I NEED TO OWN MY OWN LAND?
You do not need to own land for your new mobile home. While it can be helpful to use land as a down payment, there are other options available. For example, you can put your new home in a manufactured home community in which you lease the land. You can also put your home on family land, or purchase your home and land together. There are a lot of financing options with AND without land for your new mobile home.
- HOW LONG DOES IT TAKE?
The length of time to move into your new mobile home will vary based on a lot of factors. These factors include financing, backlog at the factory, site work, local zoning and ordinances, and many others. Some of these are within our control, but many are not. Rest assured, though, that our team will work diligently to get you in your new home as quickly as possible.
- DO I NEED GOOD CREDIT?
Good credit will always help when getting a loan of any type. However, there are mobile home lenders that have programs for nearly all credit scores. Some may require a larger down payment, but they will most likely have a option for you. Don’t let a less than perfect credit score deter you from purchasing a new home. We can help you through the application process to ensure that you get the best financing option available.
- HOW MUCH DOWN PAYMENT DO I NEED?
The down payment required for your mobile home loan will vary based on credit score, home type, home age, loan type, and several other factors. We see down payment requirements as low as 0% (wow!), and down payment requirements as high as 35%. Some borrowers use cash, while some borrowers use cash and land. If you don’t have the cash on hand, gifted down payments are an option as well,
- DO I NEED HOMEOWNER’S INSURANCE?
If you’re financing your new mobile home, the lender will require insurance. If you’re paying cash, we still recommend you insure your new mobile home. This will likely be the largest, and most important, purchase you make, and it’s important to insure the investment. There are many insurance options available for new mobile homes, and we can help you find the best for your situation.

You better believe it! There is no better value in housing today than a new mobile home. They are energy efficient, built well, and full of modern features. They’re price per square foot is WAY below a comparable site built home, so your money will go a lot further.
